This will enable Propertyscouts Nelson to contact you when suitable properties become available that match your criteria. Frequently we rent out properties to tenants on our database BEFORE the property gets advertised online.

Once you have found a suitable Propertyscouts rental property, the next step is to complete an application form.



Once we have processed your application (carried out reference and credit checks) and it has been approved, we require payment of the rent and bond, and completion of the tenancy documents.

INFORMATION FOR PROPERTYSCOUTS TENANTS

Propertyscouts Property Management looks after it's tenants, below is a list of the commonly asked questions asked, and the process to applying and moving into one of our Rental Homes.

HOW DO I VIEW A PROPERTYSCOUTS PROPERTY?
This is easy, all you need to do is call 027 411 2012 or email us and we can arrange a time and day that suits.

HOW DO I APPLY FOR A PROPERTYSCOUTS PROPERTY?
When you have found the right home, all you need to do is fill in an application form for the rental property you wish to apply for and submit. You can do an application online or you can ask your Propertyscouts Property Manager for a hard copy. Each adult wishing to move into the rental property will need to submit an application form. All forms must be filled out completely and by all parties before we can proceed. Your property manager will be always happy to collect this form from you. Please do not hesitate to contact Propertyscouts Nelson if you require assistance in filling out the form

WHAT CHECKS DOES PROPERTYSCOUTS DO?

Propertyscouts Property Management will do a variety of checks on all of the applications. This means we will phone your current employer (if applicable), we will phone previous landlords and we contact the references you provide. We also do a credit check. Good credit will be a big help towards getting you into one of our rental properties.

WHAT DO I NEED TO PAY BEFORE I MOVE INTO THE PROPERTY?

Before we can secure the house and stop showing and advertising the property to rent, we need the bond (equal to 4 weeks rent), first weeks rent paid, letting fee paid (equal to 1 weeks rent plus GST). Once these have been paid this secures you the rental property. We will write the tenancy agreement and arrange a time to suit to go over agreement and key collection date.

WHEN DOES MY RENT NEED TO BE PAID BY?
You are legally responsible to have your rent paid in advance to the landlord. Whatever day your tenancy commences, your rent needs to be paid weekly before this day on a weekly basis. We recommend you set up an automatic payment for your rent, as all rent arrears stay in our Property Management Software History and can damage your ability to rent in the future. If you have any problems making your rent payment be sure to contact your Property Manager immediately to discuss. If you fall into arrears, we will be obligated to follow the procedures outlined in the Residential Tenancy Act to collect rent on the landlords behalf.

HOW OFTEN DO PROPERTYSCOUTS PROPERTY MANAGEMENT DO INSPECTIONS?

Propertyscouts Property Management do a thorough entry inspection condition report. This is to protect both the landlord and the tenant. This is done prior to the commencement of your tenancy. You will be involved and able to make comments before the tenancy begins. Once you move in to your rental property, we do an inspection after 1 month to ensure all is well, and we can discuss any matters that may need attending to. After this point we do 3 monthly inspections, or at a frequency requested by the owner. The purpose of these routine inspections is to advise the owner of the condition of their property, and discuss any maintenance if required.

WHAT IF I WISH TO BREAK A FIXED TERM TENANCY?
A fixed term tenancy agreement is a two way agreement to ensure both parties have an agreed commitment of tenancy. If, as the tenant, you wish to change your arrangement, then you will need to notify Propertyscouts Nelson and we arrange a Lease Assignment. This means you as the tenant are obligated to keep paying the rent and maintaining the property until a suitable tenancy is put into place This also comes at a cost to the tenant, to cover advertising and replacing the tenancy.

WHAT DO I DO IF I NEED MAINTENANCE AT THE PROPERTY I RENT?

All you need to do is contact your property manager. The request will be assessed and discussed with the property owner. Where maintenance is urgent we will put out an urgent request and we are contactable 24/7 for this. If it is an emergency and for some reason we could not be contacted, you can arrange repair, however if this is not approved you run the risk of paying for this yourself if it is not deemed urgent OR the landlord's responsibility, so in all cases try and contact your property manager first.

HOW DO I END THE TENANCY ON THE PROPERTY I RENT?

When your fixed term is coming up to expire, your property manager will be in contact to see if you wish to renew your contract or not. This is when you can discuss ending your tenancy on the property.
